Jacobson, Goldfarb complete lease in NJ.

Stanley Simon, SIOR, Principal of Jacobson, Goldfarb & Tanzman Company, L.L.C., reported one of the largest transactions in Northern New Jersey in the last 12 months. Mr. Simon, Paul Giannone and Bill Cariste, all Principals of JGT, were responsible for concluding a 301,000 square foot, build-to-suit lease transaction on behalf of Comdisco. The international technology management company will have a new data center built by Russo Development Company on 12 acres at 777 Central Boulevard in Carlstadt. The facility will be used as an office disaster recovery computer center for Comdisco.

JGT had conducted an extensive site search throughout New Jersey for Comdisco over a two-year period. During this time, all existing facilities were considered, but Comdisco's large requirement and specialized needs ultimately resulted in a build-to-suit solution. JGT provided Comdisco with site analysis, feasibility studies and assisted the company during the lease negotiation and development process.

The new facility being built for Comdisco is a hybrid structure that combines high-tech data and office design elements. Russo Development will be responsible for all site work and construction of the building's shell, while Comdisco will be building their own specialized electrical and mechanical systems. The state-of-the-art building will include dropped ceilings, extensive raised floors, tremendous electrical demand load and a 26 kilovolt substation. A 41,919-square-foot mezzanine will allow the structure to incorporate the look and feel of a corporate office building, while including the infrastructure of a full disaster recovery center.
