"1776 On the Green is a Class A office building without comparables within Morristown's central business district or in surrounding towns," noted Metropolitan Area Capital Markets Group team member Gary Gabriel, who marketed the property and negotiated the sale with Andrew Merin, David Bernhaut and Jose Cruz Jose Luis Cruz (Cheo) can refer to different people:

"Because further development or redevelopment is limited by historic structures, dense residential uses, parks and public spaces, this offering was a unique opportunity to acquire a niche asset in a competition-constrained location," Gabriel said. He added that his team received more than 15 bids and conducted multiple rounds of bidding for 1776 On the Green.

"The Morristown submarket is distinguished regionally by its compact business district, upscale neighborhood amenities and mass transit mass transit, public transportation systems designed to move large numbers of passengers. Types and Advantages

Its location, within a short drive of numerous upper income communities, and within walking distance of the courthouse and all of the CBD's amenities, ideally positions the building for tenants in any industry sector."

Currently, the building is 99% leased to tenants including A.G. Edwards, Panalpina and Novartis.
