Industrial building sold for $13m.


Allison Chambers of Kalmon Dolgin Affiliates, Inc. has arranged the sale of two buildings at 51-02 21st Street in the Long Island City section of Queens, NY to Borden Industrial, LLC (Logical Link Control) See "LANs" under data link protocol.

The property includes a pair of multi-story industrial buildings totaling 133,500 square-feet, including a seven-story property with 14,500 square-foot floor plates and a four-story building offering 8,000 square feet per floor. Both properties are fully-sprinklered and centrally located near the Pulaski Bridge The Pulaski Bridge in New York City connects Long Island City in Queens to Greenpoint in Brooklyn over Newtown Creek. It is named after Polish military commander and American Revolutionary War fighter Kazimierz Pułaski (Casimir Pulaski), probably because of the large Polish , Midtown Tunnel

The Midtown Tunnel crosses the main channel of the Elizabeth River in the South Hampton Roads area.
 and Queensboro Bridge, offering convenient access within minutes to Manhattan, Brooklyn and Queens. Nearby subways and a strong local work pool made the properties even more attractive to the buyer.

"The space in the property being vacated by the seller will be reconfigured to maximize the growing demand by smaller light industrial users," said Ms. Chambers of Kalmon Dolgin Affiliates. "There is a strong rental market for small light manufacturing and industrial design space right now."
