Industrial action leads to 200,000 s/f in deals.

Cushman & Wakefield, Inc. has closed three industrial leases totaling nearly 200,000 s/f at 3 Fitzgerald Avenue and 17 South Middlesex Avenue in Monroe Township. Frank Caccavo, Jason Goldman and Andrew Siemsen, based in the firm's Iselin office, negotiated the long-term deals on behalf of the ownership entity for both properties.

Avery Dennison renewed its 75,556 s/f commitment at 3 Fitzgerald Avenue, where the global leader in pressure-sensitive labeling materials, office products and retail tag, ticketing and branding systems has operated a distribution and light manufacturing operation for some 20 years.

Cushman & Wakefield's Jules Nissim and Stan Danzig, based in East Rutherford, brokered the transaction on behalf of Avery Dennison; the company is a Cushman & Wakefield national account headed on the West Coast by Scott Evans.

The transaction is the third renewal Cushman & Wakefield has handled for Avery Dennison at 3 Fitzgerald Avenue. Nissim noted that the space continues to meet the company's regional needs for a central location and well-maintained facility.

Hair Systems Inc. leased 75,884 s/f, the balance of 3 Fitzgerald Avenue, bringing the 151,440 s/f building to 100 percent occupancy. Headquartered in Englishtown, the fast-growing manufacturer of hair color, hair lighteners and related "reactive" hair care products will use the facility for additional warehouse and distribution space. Just down the road at 17 South Middlesex Avenue, 1-800-Pack-Rat, a mobile self-storage franchise, has leased 39,729 s/f for a warehouse operation. 1-800-Pack-Rat was represented by Connor Faught from GVA Advantis in Washington, D.C., and locally by Steve Tolcash from GVA Williams. According to Faught, the location was ideal for 1-800-Pack Rat's first New Jersey storage facility because of the dense regional population. The space includes 1,700 s/f of office space, and the property's ownership is creating a customized, 20-foot-wide drive-in loading dock for 1-800-Pack Rat. 17 South Middlesex Avenue is fully leased, with the balance of the 205,000 s/f structure occupied by Neilsen & Bainbridge.
