The company's activities include originating, participating in, servicing, restructuring and/or acquiring high-yield, special situation debt and mezzanine loans.

Also, HRC invests on a leveraged basis directly in real estate and acquires under-performing real estate assets and other real estate-related instruments.

"Since we started the company in 2002, we have completed more than 100 transactions, with asset values of more than $1.2 billion," noted Managing Director Sandy Herrick.

"We are currently managing a diverse portfolio of more than 70 loans and real estate investments.

"The move to a larger space was necessary as we started with a staff of five and have now grown to 24 full-time employees."

By concentrating on investments under $25 million, the company has tapped into a market underserved by traditional lenders and investors.

"Our focus has not changed since we started the company," explained Spencer Garfield, managing director. "HRC's deals are still defined primarily by two requirements: opportunistic investments, which are on the high end of the risk-reward spectrum, and the size--typical investments are $2 to $25 million.

HRC is known for its flexibility. The company has invested across the country as well as select international investments in a range of asset types. HRC will invest anywhere in the capital structure from first mortgage to equity, which also demonstrates its flexibility.

The diversity of recent HRC investments illustrate this flexibility: An equity investment in a 630,000 square-foot office/flex building in Conshocken, Pa.; A preferred equity investment in two residential developments in Palm Springs, Calif.; A mezzanine financing Mezzanine Financing

While the new larger offices and the continued staff expansion are indicative of the company's growth, HRC leadership emphasizes that this growth has been carefully planned and managed.

"There are different ways to grow a company," Garfield explained. "You can expand it very quickly and hope that business growth follows. You can have a game plan of growing quickly and then selling the business quickly. Or, you can grow the way we have, which is very organically."
