 has provided a six-month, $18 million first mortgage bridge loan to 310 West 52 Realty, LLC, a New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 limited-liability company controlled by an offshore trust.

The borrower purchased a 10,000-square-foot parcel of land currently improved with a 19,000-square-foot warehouse building at 310 West 52nd Street in Manhattan in April 2004.

The financing was used to complete a number of activities that will position the property for sale as a development parcel that can accommodate an approximately 190,000 s/f residential building.

An entity related to the borrower currently owns the hotel property that abuts the site and had 118,675 s/f of excess air rights. The lots were merged, and through a Zoning Lot Development and Easement easement, in law, the right to use the land of another for a specified purpose, as distinguished from the right to possess that land. If the easement benefits the holder personally and is not associated with any land he owns, it is an easement in gross (e.g.  Agreement, the excess air rights and the right to cantilever were transferred to 310 West 52nd Street.

This expanded the property's as-of-right floor area to 187,754 s/f and increased its tower floor plates.

A local architect has prepared a conceptual plan that illustrates the property's redevelopment potential for a low-rise loft building with six or seven stories and a 38-floor condominium condominium

This plan accommodates split zoning, which is now in place permitting tower structures for residential, hotel or retail usage on the site's eastern portion and residential construction up to seven stories on the western side.
