), the sponsor of two high-yield real estate funds, has funded a $15 million bridge loan secured by a two-million-square-foot industrial complex situated on 345 acres in the heart of the Technology Triangle in Upstate New York Upstate New York is the region of New York State north of the core of the New York metropolitan area. It has a population of 7,121,911 out of New York State's total 18,976,457. Were it an independent state, it would be ranked 13th by population. .

The funding will allow the borrower to retire existing first and second mortgages on the property before obtaining a traditional long-term mortgage.

The property is located in the southern tier The Southern Tier is a geographical term that refers to the counties of New York State west of the Catskill Mountains along the northern border of Pennsylvania.

The region is bordered to the south by the Northern Tier of Pennsylvania, and together these regions are known as

In addition, the projected 2006 completion of Interstate 86 in the area, is expected to generate more than $3 billion in additional revenue in the region.

"These sponsors have substantial real estate experience as well as a track record in owning and operating commercial and industrial buildings, which made this a prudent investment for HRC," Garfield added.
