 employees separately. Employment data was received for 957 of the 3,042 properties reporting their operating financial data, and for 111 of the 604 properties with subsidized rents.

Market Rent Properties

The range in the number of employees in reporting market rent communities per 100 units went from a low of 0.35 to a high of 12.5. A typical community reported in the survey had an average of 6.72 employees of which 6.1 were full-time and 0.62 part-time.

Employment requirement per 100 units drops almost universally as the size of the property increases. The average number of employees per 100 units declines from 3.72 for those with less than 100 units to a low of 2.3 for both those with 400-499 units and those with 500 or more units.

The actual total number of employees per community increases from 2.73 persons (median of two) for those with less than 100 units to 15.86 (median of 15) for those with 500 or more units.

Compensation (total wages, salaries and benefits) costs per employee averaged $35,301 and the median was $34,459. The range was $6,129 to $152,236. The low involved a community with one part-time employee and the high a community with an owner/manager who contracted several of the management functions individually.

Employment costs per employee increase for the most part as the size of the community rises. The average for communities with less than 100 units in market rent communities was $26,090 (median of $25,482) to a high of $44,713 (median of $39,340).

Subsidized Properties

Numbers of employees in reporting subsidized communities per 100 units went from a low of 0.72 to a high of 8.65. A typical community reported in the survey had an average of 5.87 actual employees of which 4.75 were full-time and 1.12 part-time. Subsidized communities have a lower overall average number of employees than market rent properties because they tend to be smaller.

Employment requirement per 100 units also declines as the size of the community increases. The average number of employees per 100 units drops from 4.3 for those with less than 100 units to a low of 2.84 for those with 300 or more units.

The number of employees per property increases from 2.96 persons (median of 3) for those with less titan 100 units to 11.47 (median of 10) for those with 300 or more units.

Compensation costs in subsidized communities per employee averaged $30,600 and the median was $28,711. A range from $4,834 to $117,529 was reported. The low involved a community with one part-time employee. Average compensation cost per employee also increased with the size of the community. They increased front a $27,248 average (median of $23,975) for communities with less than 100 units to a high of $33,787 ($31,199) for communities of 300 or more units.
