Home Depot, Costco lead big box charge to Harlem.


Blumenfeld Development Corporation and Forest City Ratner have confirmed that Home Depot The Home Depot (NYSE: HD) is an American retailer of home improvement and construction products and services.

 has signed a 110,000 s/f lease for space at Harlem's East River Plaza, now under construction on Franklin D. Roosevelt Drive, and Costco is expected to close a 135,000 s/f deal at the same property within the next 30 days.

In addition, Blumenfeld has been in negotiations with other national retail brands, including Staples staples

"We'll start foundations in March and it's probably going to be a two-year construction process," said David Blumenfeld, president of Blumenfeld Development Group, the firm in charge of the project.

 Blumenfeld, Forest City is now in charge of securing financing for the development--officials from the company said a deal should be announced in the next month--and construction, while Blumenfeld is concentrating on leasing and marketing.

"We think it's a great market, a great site, it fits together with what we do, which is building urban retail that provides goods and services In economics, economic output is divided into physical goods and intangible services. In addition, the project is now enjoying overwhelming support from the Harlem community.

It has also received a $15 million direct investment and $40 million in Empowerment Zone Bonds from the Upper Manhattan Upper Manhattan denotes the more northerly region of the New York City Borough of Manhattan. "This is an opportunity to jumpstart a development equivalent to Harlem USA," said Paul Quintero, senior vice president of business investments with UMEZ UMEZ Upper Manhattan Empowerment Zone .

"East River Plaza will have an even bigger impact--it will create a tremendous amount of jobs, which are much needed in the area, and the services it will offer will be very complimentary.

"So we are very supportive of this development and we put our money where our mouth is."
