High drama as first act begins on 1359 Broadway renovation.


The renovation and restoration of the lobby at 1359 Broadway, including the recreation of the building's original vaulted ceiling, has been completed as the first phase of a $54 million capital improvement program launched in the fall of 2004. While plans were being developed for the lobby work, ownership discovered the dramatic original ceiling, featuring a barrel vault of plaster coffered cof·fer

 panels with decorative rosettes and moldings, hidden five feet above mundane flat sheet rock that had been installed in a 1970s "renovation."

Now, what was once the crowning glory of a grand lobby has been duplicated with fiberglass-reinforced plaster castings, which are visually indistinguishable from the soaring original ceiling in the classic style of the 1920s.

"The new lobby reflects the landlord's mission to combine aesthetics and advanced technologies," says Michael Frantz, director of Newmark, the building's management and leasing agent. "The two need not be mutually exclusive."

Besides the restored ceiling, the new lobby also features marble floors and walls and an arched entrance with an exterior bronze canopy. Also completed during the first phase of the improvement program were the installation of new plumbing risers, replacement of all windows throughout the building, and the refurbishment of the building's six passenger elevators. In addition, work began on the building facade and the replacement of the building's roof, and preparations were made for the improvements to the building's electrical systems, as well as for the renovations of corridors and bathrooms.

The balance of the program includes replacement of all the building's windows; a new HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  system; upgraded electrical and plumbing systems; new elevator cabs; newer, faster elevator operations systems and refurbished public corridors.
