Hi-rise design gets suburban.

New York City New York City: see New York, city.

City (pop., 2000: 8,008,278), southeastern New York, at the mouth of the Hudson River. The largest city in the U.S.
hi-rise residential design is taking a new direction by following the high end, suburban, single-family market. In order to attract a new breed of client, buyers who are prepared to pay upwards of $1000-2000 per s/f for living space, developers are changing their approach to design. They are hiring architects whose names attract interest for their buildings. Such architects are looking beyond the standard apartment block requirements and are establishing new design criteria Noun 1. design criteria - criteria that designers should meet in designing some system or device; "the job specifications summarized the design criteria"

that are closer to that used in single-family residence design. An area that is greatly affected by this change is HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  design.

The old standard has been the use of individual room perimeter air conditioning air conditioning, mechanical process for controlling the humidity, temperature, cleanliness, and circulation of air in buildings and rooms. Indoor air is conditioned and regulated to maintain the temperature-humidity ratio that is most comfortable and healthful.  units. Whether they were through-wall electric units, chilled water fan coils or water cooled Refers to a cooling system that uses water. Similar to a car, systems for electronics circulate water in a loop, through a cooling radiator, to all of the heat sources. In personal computers, the hottest devices are the CPU chip and GPU chip (the processor on the display adapter).  heat pumps, the results all had drawbacks in common: aesthetics, acoustics, quality, maintenance, etc. These units provided a simple and relatively inexpensive solution and were a reasonable choice for the rental market. Today, however, architects see central air conditioning as the answer to the problems associated with perimeter systems. Central air-conditioning is now becoming the means for architects to create better spaces in residential hi-rises.

Architects and engineers have always recognized the benefits of central air conditioning. The perimeter unit created problems with furniture placement and limited the designer's options for window coverings. High performance glazing has allowed architects to design energy efficient buildings while making them more transparent. Yet they are concerned with how the fenestration fenestration /fen·es·tra·tion/ (fen?es-tra´shun)

of the building is seen from both the outside, looking in, and the inside, looking out. The use of perimeter air conditioning units places severe limits on their vision. Both architects and developers have come to see the advantage of trading ceiling height to hide ductwork duct·work

and core space for fan units in an effort to create a sleeker-looking design.

Engineers have always appreciated the benefits associated with central air conditioning. The equipment noise can be dealt with in the mechanical closet so there are no more fans and compressors in the bedrooms. It is commonly connected to one of these systems, turning it on or off in order to maintain a predetermined temperature.  provides the feel of a single-family residence and eliminates the need to go from room to room to control equipment.  and high quality air filtration can easily be added to the central units. Such aspects of climate control become very important when original artwork and expensive furnishings are part of the decor.

Developers and operators appreciate the fact that maintenance is concentrated in a single mechanical space. No more mechanics working in the bedrooms and disrupting the 'Occupants. Central air conditioning systems also last longer than perimeter units.

All of the features discussed above have led the development team and the prospective buyer to see central systems as offering superior quality. The buyer has come to expect this level of quality in their high-rise home.
