Hedge fund doubles up at Plaza District space.


Studley has negotiated a lease transaction that will allow hedge fund hedge fund, in finance, a highly speculative, largely unregulated investment device. Originating in the 1950s, the funds "hedge" by offsetting "short" positions (borrowing a security and then selling it at a higher price before repaying the lender) against "long"  manager Mason Capital Management to more than double in size at its current headquarters in Midtown's upscale Plaza submarket on East 59th Street just off Park Avenue.

Mason signed a 10-year 12,432 s/f lease for the entire 30th floor of 110 East 59th Street, a 37-story, 577,081 s/f property.

Senior managing director Greg B. Taubin represented Mason in the transaction, while Scott and Peter Resnick acted in-house on behalf of the landlord, Jack Resnick and Sons.

In 2005, Taubin represented Mason in a seven-year lease for the firm's satellite office in Stamford, Connecticut Stamford is a city in Fairfield County, Connecticut, United States. According to 2006 Census Bureau estimates, the population of the city is 119,261, making it the fourth largest city in the state. .

At a time when full floors (of approximately 12,000-plus square feet) are scarce in the ever-tightening Plaza District submarket, Taubin was able to secure a new long-term direct lease with the landlord on the floor, of which his client is currently subleasing approximately half, to commence upon the expiration of the sublease sublease n. the lease of all or a portion of premises by a tenant who has leased the premises from the owner. A sublease may be prohibited by the original lease, or require written permission from the owner.  in July 2007.

"Greg really had his pulse on the market, which allowed us to not only lock into a lease at a below-market rate at a time when rents are rising and landlords are shying away from committing to forward deals, but also eliminated the prospect of us relocating to new space which would likely require a substantial capital expenditure," noted John Grizzetti, chief financial officer, Mason Capital Management.

 Taubin, he urged his client to begin evaluating the firm's options early-on not only because of the tightening market, but also because Mason, as a sub-tenant, did not have rights within the sublease to stay-put if desired.

Taubin also constantly updated Mason's principals on the changing market conditions in order that they would understand the environment in which they were working.
