The firm undoubtedly paid far more for its existing space. Macklowe lists rents in the building at $95 per s/f for a vacancy on the building's 33rd floor and at $80 per s/f for the 11th floor, rates that are likely to be commensurate with what the firm had to pay for its tower floor and the space it has in the base where floorplates are larger than the tiered building's upper portion. A Newmark Knight Frank team handled the sublease for Wachovia.

While the 35th floor is likely home to the firm's executive office, the 12th floor could be used to grow its trading operations. A report in BusinessWeek claimed that SAC's trading can account for up to 3% of the New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 Stock Exchange's daily activity. Cohen's compensation in 2005 was reported to have been $1 billion.

In another renewal on Madison, Towers Perrin extended its 100,000 s/ f lease at 335 Madison Avenue, where the firm occupies the 20th and 21st floors and part of 18. Represented by Jones Lang LaSalle, the human resources consultant agreed to rents that start at $75 per s/f for the first five years of the 10-year deal, then rise to $80 per s/f.
