Woodard said he planned to develop the property himself but decided he wanted to sell off part of it. So, he approached Hayden, which has been active in the Lane County home-building market for several years. "They were interested, and then they said they wanted to buy the whole thing," Woodard said. "I hadn't planned to do that, but they offered a fair price, so I sold it to them - I guess they wanted it worse than I wanted to keep it." Woodard declined to disclose the sale price of the property; Hayden Enterprises' land use manager is out of the country and not available for comment. The RiverWalk proposal is one of the largest subdivisions built in Cottage Grove, Ferguson said. "Most of our subdivisions are in the 30-lot range, so this one is definitely bigger than most," she said.
