Harbour Park an alternative for firms looking for land

Although no new tenants have been attracted so far this year, there is still confidence that the Harbour Park industrial development will be a success.

"We're confident it will proceed," says Cy Cook, general manager and chief executive officer of the Thunder Bay Harbour Commission, noting that another access road will be constructed next year.

In over three years of marketing, six tenants have been attracted to the development. The firms occupy 14 acres of the 112-acre site.

The commission plans to develop 10 acres during each of the next two years and five acres during each of the following two years.

Cook says the commission's idea in developing the land is to provide an alternative to purchasing land. Leasing allows a company to have more working capital for other activities.

It also has advantages in a city where industrial land costs between $40,000 and $50,000 an acre.

"Our objective is to help the economic development of the city," Cook says.

Harbour Park is also an opportunity for the commission to expand its sources of income, since, as a federal corporation, it is expected to be self-sufficient.

The commission will consider leasing serviced land, joint ventures or construction of facilities suited to an individual company's needs.

Promotion of the site is under way with the Thunder Bay Economic Development Corporation's assistance.

Harbour Park offers marine, rail and trucking services.

Keefer Terminal, a fully integrated transportation facility located adjacent to the development, has 750 metres of marine berthing, CN and CP rail connections and direct access to the Trans-Canada Highway via the Harbour Expressway.

FULLY SERVICED

Sites are fully serviced with sewers, water mains, gas and electricity.

The minimum lot size is .4 hectares.

The property is bordered on the north by the former McIntyre River, and to the south by the railroad transfer yard. On the west is the main CP Rail lines, while the eastern boundary fronts the Keefer Terminal and Lake Superior.
