HORSE THERAPY PROGRAM FINDS NEW HOME IN AGUA DULCE 'SERENDIPITY' BROUGHT BUYER, SELLER TOGETHER.

``It was just a fluke,'' said Denise Tomey, co-founder of Carousel, of finding the new site. ``It felt like home when we walked on the property.''

Within two days of discovering the property - which was not even on the market - Tomey had it in hand. The $975,000 price tag includes a 1,700-square-foot house that will serve as an office. Carousel, which provides riding lessons that boost motor skills and self-esteem in disabled children, has been living on borrowed time since the Santa Clarita Santa Clarita, city (1990 pop. 110,642), Los Angeles co., S Calif., suburb 30 mi (48 km) NW of downtown Los Angeles, on the Santa Clara River; inc. 1987. Other residents voiced support. Tomey said the new home, in a rural equestrian area, has few neighbors. The parking lot spans about two acres, she said.

At the new location, the four-day-a-week program that serves 80 youngsters could expand to five days.

Councilman Bob Kellar, also a real estate agent, brokered the deal on behalf of both parties. He waived his fee, Tomey said. The Agua Dulce ranch is like a dream come true for Tomey, who would have settled for its 10.6 acres, nine of which are flat. The bonus feature is its mini Western town that includes a jail, bunkhouses, soda saloon and general store.

``Kids will ride through the Western town (and) we can have fundraisers there,'' she said. ``It has so much potential, we don't even know what we can begin to do with it yet.''

The ranch, just off Sierra Highway Sierra Highway is a road in Southern California, United States. It runs from Tunnel Station near the north limit of the City of Los Angeles, where it intersects with San Fernando Road and Foothill Boulevard, as well as Interstate 5, and continues north to Mojave, mostly paralleling , has been home to Inner City Slickers, a program similar to Carousel's but geared to inner-city youngsters. The split-level property will house arenas on the five lower acres and stalls will perch on the upper four acres. If there are no glitches, the 28-day escrow will close Oct. 14. The following day, 200 volunteers will descend on the property to spruce it up. A dozen horses, tack and equipment, office trailers and wheelchair ramps will make the trip from Sand Canyon.

The seller is Michael McMeel, the drummer in the 1970s rock band Three Dog Night. He runs the Inner City Slickers program and built Old West Town to take participants out of their ``element of street,'' he said.

McMeel is expanding his program's reach to Colorado, New Mexico New Mexico, state in the SW United States. At its northwestern corner are the so-called Four Corners, where Colorado, New Mexico, Arizona, and Utah meet at right angles; New Mexico is also bordered by Oklahoma (NE), Texas (E, S), and Mexico (S). , Arizona and Tennessee, but on occasion the two programs will coexist in Agua Dulce.

,'' he said of the sale, which was instigated by an e-mail from McMeel's friend to Tomey. ``Like a 'Field of Dreams' in the cowboy world.'' Tomey called him because he was selling some equipment. McMeel was thinking of listing the property for sale, but Tomey snapped it up before he got the chance.

The commute to the new site will be a little longer for city residents, but Katz said that is not an issue. ''We've followed them to the third location and we will take my son wherever they move,'' she said.
