The median price of single-family homes reached $260,000 in March, up 6.6 percent from a year ago and 5.3 percent higher than February. The price of single-family homes, which is an average of 1,300 square feet, has gradually reached a record high, Troxell said. The price increased by $16,000 during the past year, but it's not a dramatic increase as seen during the late 1980s when prices jumped by $50,000 within weeks. ``It's still very affordable here,'' she said. ``We have room to grow and out here your dollar still goes a lot further and you get a community to go with it.'' Sale of single-family homes and condominiums rose more than 35 percent in March compared with last year, and the association statistics predict sales will increase in coming months. Pending escrows also rose more than 123 percent compared with last year and jumped 27 percent ahead of February. Closing escrows in March were 249 single-family homes - a record high for the month - and 139 condominiums, which was 20 percent ahead of a year ago and up 67 percent from February.
