 for the facilities maintenance group of the New York City Department of Transportation and the project was executed as part of a sustainable design pilot program by the New York City Department of Design and Construction.

"What's exciting about the Sunrise Maintenance Facility is that it demonstrates that low-key environmental strategies can be integrated into the design of any modest project and have a significant impact on Earth's limited resources," said Scott Keller, partner-in-charge at Gruzen Samton.

Using careful orientation and sustainable principles the design team achieved a project that is anticipated to save over 65 percent of the energy of a comparable structure. Daylight is the primary light source throughout the building, brought in through roof monitors, clerestories, light shelves and high performance glass. The building's exterior is heavily insulated, natural ventilation Natural ventilation is the process of supplying and removing air through an indoor space by natural means. There are two types of natural ventilation occurring in buildings: wind driven ventilation and stack ventilation.  is provided throughout and mechanical system efficiency is optimized. Demolition waste will be reused and overall permeability will be increased, as the former brownfield site is restored with native landscaping.

"To stitch the building into its residential neighborhood, we've designed simple trellis 1. Trellis - An object-oriented language from the University of Karlsruhe(?) with static type-checking and encapsulation.
2. Trellis - An object-oriented application development system from DEC, based on the Trellis language. (Formerly named Owl).
 fencing, used native plantings, and worked with artist Samm Kunce to create a screen wall of brick and stone recycled from a former on-site facility to shield DOT operations, " said Keller.

The New Sunrise Yard design team from Gruzen Samton was led by Scott Keller, partner-in-charge; Scott Oliver, project designer; Susan Drew, sustainable designer; and Evan Mann, project architect.
