the owner-developer, William J. Myrtle, partner of Mr. Arlington Development, L.P. Construction on the 121,830 square-foot state-of-the-art building is slated to begin later this winter. An open house event for brokers was held February 3rd at 200 Valley Road, a sister building situated in the Mt. Arlington Corporate Center complex.

The new facility will be completed in two phases. According to Myrtle, nearly half of the available space has already been committed to a tenant in phase one.

"The new building will complement the two existing free-standing facilities at the Mt. Arlington Corporate Center, which are both fully leased," said Robert Atkins, another partner of Mr. Arlington Development, L.P. "When completed, it will significantly impact the burgeoning demand for office space in the area, and its inviting ambiance am·bi·ance also am·bi·ence

should be particularly attractive for a variety of professional users, including software firms and other tenants who can take advantage of the building's unique storage capability."

Myrtle explained that approximately an additional 10,000 square feet will be dedicated to storage - a highly unusual but useful arrangement for an office building. "Tenants will be able to rent additional storage space to suit their individual needs, for just $5.50 per square foot," said Myrtle. "Users will also benefit from such amenities as a concession stand Concession stand is the term used to refer to a place where patrons can purchase snacks or food at a cinema, fair, Stadium, or other entertainment venue. An extensive landscaping design for 400 Valley Road is being created by Miceli, Kulik, Williams & Associates, so that tenants and clients will be able to enjoy a park-like setting that will include walking trails, picturesque picturesque, term used in 18th-century England to refer to a landscape that looked as if it had come out of an academic painting. , and an abundance of wildflowers. Furthermore, generous parking facilities will provide space for four cars per every 1,000 square feet.

In addition to a highly convenient location accessible within minutes from Exit 30 on I-80, 400 Valley Road will offer tenants the advantage of a number of existing and planned retail, service, hospitality and residential facilities in the immediate area. Construction is nearing completion on a 45,000 square-foot neighborhood convenience center just north of Exit 30 of Route 80, which will eventually feature a variety of retail, service, and dining opportunities, and a day care center.
