Green spurs leasing at West Side tower.

S.L. Green's Asset Management Division, the architect of a number of Manhattan office building turnarounds in recent years, appears to be working its magic again. This time the building is 19 West 44th Street, the 18-story, 250,000 square-foot tower just off Fifth Avenue.

Just a little more than three months after taking over as leasing and managing agent, S.L. Green is reporting a flurry of activity - both renewals and new tenant signings - at the property.

According to S.L. Green Senior Vice President Gerard Nocera, who along with leasing associate Amy Schustek is directing the marketing effort at 19 West 44th Street, over 12,000 square feet of leasing transactions have already been consummated and another 15,000 square feet of leases are in various stages of negotiation.

"The building is being improved and repositioned for small space users seeking quality facilities at very attractive rentals," said Stephen Green, who noted that "the early response from both existing tenants in the building as well as prospective outside tenants has been very positive."

Among the new tenants recently attracted to the building are Stim Consulting Services, Ltd., G.S.I. Systems, Inc., and Skynet, Inc.
