Garibaldi does double duty.

The financial services division of The Garibaldi Group/CORFAC International has announced the sale of a 358,932 s/f office building in Holmdel to Mack-Cali Realty Corporation. The Garibaldi marketing team consisted of Jeffrey J. Toia, senior vice president/director, Jeffrey J. Garibaldi, president, Gerald E. Moore, Jr., partner, and Gerald A. Bower, Jr., vice president, and represented the seller in the transaction.

Mack-Cali Realty Corporation has leased the property to Vonage Holdings Corp., parent of the fast-growing Internet telephone service supplier. 23 Main St. will host Vonage's corporate offices, a call center, network operations, R&D and other functions currently located at its Edison facility.

According to Jeffrey Toia, "When we took on this assignment we were concerned about 350,000 s/f of vacant space in Monmouth county. We knew Vonage was in the market for a large block of space, but we didn't know that they were working with Mack-Cali. From that point on we worked closely with Mack-Cali to facilitate their completing a lease with Vonage. In the end it turned out to be a very positive transaction for all the parties involved."

Situated on approximately 88 acres of land, 23 Main St. was built in 1977 and boasts several amenities, such as a full-service, 380-seat cafeteria, tennis, basketball and volleyball courts, a baseball field and a fully licensed helipad. Offering a parking ratio of 4.25/1,000 per s/f, the site is heavily landscaped.

The property is located in Monmouth county, about 45 miles southwest of New York. The site is near the Garden State Parkway, I-195 and Routes 18, 34 and 35.
