The first major project was the world headquarters of Brown Brothers Harriman at 140 Broadway, completed this past spring. Until recently, it was the largest build-out in downtown since 9/11, containing 400,000 square feet on 20 floors, and located one block from Ground Zero. Working with Gardiner & Theobald on the project were architecture firm Swanke Hayden & Connell, Jaros, Baum & Bolles Engineers, and McCann Construction.

"Because of the timing and scope of this project, there was a unique sense of purpose that made it a particularly important undertaking for all the participants," said Andrew Mann, principal of Gardiner & Theobald, Inc. "Working in a Silverstein-owned and managed property on the largest build-out in the area since nine-eleven, at the time, imbued in us the feeling that we were helping to spearhead the renewal of Downtown."

The third downtown project for which Gardiner & Theobald is responsible for cost and project management services is the law firm Thacher Profitt & Wood.
