GVA Williams completes 10-year deal at 325 Hudson.

GVA Williams announced the completion of a 10-year term, $5 million lease agreement at 325 Hudson Street for Flextronics USA, Inc., a global provider of design and manufacturing services to the industrial and technological sectors, and its wholly-owned subsidiary, frog design inc., a leading provider of integrated strategic design and communications solutions.

Frog design will occupy the entire seventh floor of the building, totaling 17,832 s/f, which also includes a unique wraparound terrace.

Headquartered in California's Silicon Valley, frog design will relocate its New York offices from 96 Spring Street to 325 Hudson Street in recognition of its current space needs and anticipated future growth.

325 Hudson is a 214,000-square-foot fully-renovated modern office building which was previously used as a department store warehouse and a "telecom hotel." The building will soon feature new glass-and-steel storefronts, as well as new window installations on the north side. The current asking rent in the building is approximately $32 per square foot for office space and $50 per square foot for retail.

The GVA Williams office leasing team, led by Richard M. Warshauer, senior managing director, along with Eric Cagner and Peter Shakalis, represented the building ownership, San Francisco-based Bristol Group, Inc., and New York-based Young Woo & Associates in the transaction. The tenant was represented by Eric Brecher, Esq. of William B. May Commercial.

Previously, GVA successfully leased the entire fifth and partial sixth floor to Empire State College of the State University of New York. Empire State College occupies 33,733 square feet in the building.

The property now offers up to 50,000 rentable square feet on entire third, partial sixth, and entire tenth floors. Full floors in the building range from 17,000 to 21,000 square feet. Ownership has commenced a pre-build program on the sixth floor of the building, specifically addressing the needs of user with requirements ranging from 2,500 to 7,500 square feet. There is also 5,000 square feet of retail space (divisble) at Hudson and Vandam Streets, handled by Clifford Molly, senior managing director, retail services.
