Fitch: U.S. CMBS Loan Delinquencies Down 7%.

) delinquencies continued to drop in May with the sharpest decline in a year. Delinquencies for U.S. CMBS decreased 7% from 1.20% in April to a new low of 1.13% in May.

Delinquencies declined among all properties, with the largest decline, 9.77%, occurring in hotels. The decline in hotel delinquencies was the result of 11 trust liquidations of real estate owned Real Estate Owned

Property owned by a lender - usually a bank - after an unsuccessful sale at a foreclosure auction. This is common because most of the properties up for sale at these auctions are worth less than the total amount owed to the bank: the minimum bid in most
 assets. There were 11 limited service hotels liquidated from U.S. CMBS transactions in April. Nine of these assets where liquidated from transactions securitized in 1996.

Fitch uses the minimum 60-day delinquent criteria to determine inclusion in the study. Overall, the seasoned delinquency Index also declined to 1.39% from 1.50% in April. The seasoned index omits transactions with less than one year of seasoning.
