Just one year after announcing the combination of Transamerica Corporation's Intellitech real estate information business with its own, First American RES has successfully integrated the nation's two largest and most powerful property-data repositories into the most comprehensive property characteristic database in the world. Win2Data 4.2, with more than 30 new search elements and market-specific screen displays, gives users the power to conduct targeted searches of First American RES' database, which covers more than 85 percent of the nation's real estate transactions. The software upgrade is being provided to current Win2Data customers at no charge.
Launched in 1996 and used by more than 20,000 real estate and mortgage finance businesses nationwide, Win2Data has set the standard for desktop applications that access publicly recorded tax-roll, deed and mortgage information. The information Win2Data provides enables its users to help consumers and businesses buy and sell real estate; value residential and commercial properties; study real estate trends and neighborhood characteristics; and identify consumer prospects for financing, insurance and home improvement services.

The enhanced search capability in version 4.2 allows users to find properties and sales comparables using more property characteristic details, such as waterfront influence, lot shape, heat source, porch and attic type, flood zone information and many other elements. With the new Win2Data, users can also conduct searches within specific school districts or locate properties using alternative parcel numbering systems, such as the Strap Number system in Florida.
Win2Data's popular AutoComps feature has also been upgraded, allowing more options for customized searches by comparable property sales, the year built and additional property information, such as the presence of a pool. In addition, users can now define a sort sequence to prioritize the listing of sales comparables and limit comparables searching to a pre-set number.
