The report indicates that the region's retail market showed a less than one percent growth rate over last year. As of the first quarter of 2000, the retail real estate inventory in Eastern Massachusetts grew by 992,000 square feet, to a total of 124.4 million square feet. This is an increase in aggregate square footage of less than one percent from a year ago. Despite this lack of growth, vacancy rates also grew from 7 percent to 7.7 percent, a 10 percent increase from last year. Finard & Company's Report states that vacant space for retailers increased over the year by 955,853 square feet to a total of 9,610,153 square feet for the region. The report cites changes in market conditions between the first quarter of 1999 and the first quarter of 2000 as responsible for this trend. "Despite the strong economic environment this past year, we witnessed a continuation of significant retail chain failures and other store closings," said Bill Beckeman, a partner of Burlington, Mass.-based Finard & Company. "Competition remains fierce in virtually every retail category--and the Internet is starting to have a measurable impact, at least for certain types of merchandise, only heightening competitive pressures." Included in the report is analysis of the last few years of activity and an examination of supply, vacancy, absorption and market condition by retail category and store size. The study market includes 174 cities and towns outside of Boston's urban core, representing nearly 3,400 square miles (42 percent of Mass. land area), and approximately 3.5 million people (56 percent of Mass. population).
