Finance firm on the move as Greenwich faces big squeeze.

Colliers ABR, Inc. announced that AQR Capital Management, LLC has signed a five-year lease for 7,093 s/f at 8 Greenwich Office Park in Greenwich, Conn.

AQR is headquartered at 2 Greenwich Plaza in downtown Greenwich. The lease at 8 Greenwich Office Park represents an expansion.

David L. Hoffman, Jr., executive managing director, Colliers ABR, represented AQR in the transaction. The landlord, ING Clarion Realty Services, was represented in-house by Cindy Jenereaux.

"The vacancy rate in downtown Greenwich is essentially zero. Thriving tenants like AQR have three options: stifle growth, move entirely or expand elsewhere," said David Hoffman.

"AQR wished to maintain its headquarters at Greenwich Plaza. Since restraining growth was impractical, the firm considered many different buildings before choosing 8 Greenwich Office Park. The space AQR leased was recently vacated by another hedge fund and was fully built and wired."

"The landlord recognized the benefits of leasing to a pre-eminent, diversified, financial services firm like AQR and was extremely cooperative and helpful during the lease negotiation process," commented Hoffman.
