"Office leasing has been on a steady incline for the last several quarters," said Alan Hockstader, vice president of Albert S. Ashforth. "The dramatic difference between this quarter and the same time last year shows that Fairfield County is a number one draw."

At the end of the second quarter, the vacancy rate for Class A office buildings in Fairfield County was 9.7 percent, compared to 10.8 percent last quarter and 12.4 percent during the second quarter of 1996.

The Fairfield County Market Report includes Bridgeport, Danbury, Darien, Fairfield, Greenwich, Now Canaan, Norwalk, Ridgefield, Stamford, Shelton, Strafford, Trumbull, Westport and Wilton.

Ash forth's OMR also reveals that 668,000 square feet were leased or taken off the market versus 876,000 square feet last quarter and 485,000 square feet for one year earlier. A total of 488,000 square feet of Class A space came on the market in Fairfield County during the second quarter.
