, home sales in the Conejo Valley The Conejo Valley is a region spanning both Southeastern Ventura County and Northwest Los Angeles County in Southern California, United States.  World Equity Center said the middle market for buyers is slowing. She blames this on a migration of homeowners out of the state, which leaves plenty of smaller homes on the market but few people to move into the mid-size houses.

``Sales are up in particular price ranges,'' Simmons said. ``My feeling is that too many people are moving out of the area. Retirees are finding California too expensive and are moving away - Nevada and Arizona are what I'm hearing from a lot of people.''

According to the Conejo Valley trade group, 16 homes of one or two bedrooms sold for a median price of $133,333 in July, compared with five and a median price of $150,000 in July 1995. Among three-bedroom homes, 89 sold for a median price of $200,892 compared with 60 that sold for a median of $203,124 the year before.

Homes with four or more bedrooms sold for a median price of $294,165 for 165 houses, compared with $322,413 for the 123 sold in 1995.

Year-to-date data are promising, McClintock said. For example, the total volume through July was $602 million this year, up from $528 million in the same period of 1994 and $452 million in 1993.

In condominium-home sales, there were 74 in July, up from the 50 in July 1995. Real estate transactions for the month totaled $90 million, up from $73 million in 1995 and $80 million in 1994.

Sales of single-family homes in the Conejo Valley rose in July compared with the same month in 1995. The median price was down from the median a year ago.
