 the sale of 2211-17 Third Avenue and 214 East 121st Street, located at the southeast corner of 121 st Street and Third Avenue in East Harlem.

The primary development site consists of approximately 86,000 s/f under R-8-a zoning, with an "as of right" F.A.R of 6.

The sale reflects an acquisition price of $100 per buildable build·a·ble  
adj.
Suitable or available for building: "The problem was finding a site that was well located, appropriately zoned . . . and buildable" Sam Hall Kaplan.

During the course of the six month contract, the purchaser of the Third Avenue site, through the efforts of Torresco Realty was able to assemble and procure To cause something to happen; to find and obtain something or someone.

 216 East 121st Street, providing an additional 2,500 s/f of vacant land and 10,000 s/f of additional "air rights".

The purchase price of $600,000 reflects $60 per buildable foot. This acquisition expanded the site "footprint" from 15,000 s/f to 17,500 s/f which will ultimately yield 105,000 s/ f of new construction.

Torresco Realty LLC was the sole broker in all three transactions.
