``(Werbel) bought the subdivision already finished,'' Smith said. ``He bought it and just sat on it. He was waiting for the economy to catch up with the area, which it has.''

The homes will be built 12 miles east of Santa Clarita Santa Clarita, city (1990 pop. 110,642), Los Angeles co., S Calif., suburb 30 mi (48 km) NW of downtown Los Angeles, on the Santa Clara River; inc. 1987. They will sit on at least two-acre lots and sell in the $330,000 to $410,000 range, not including custom upgrades. Buyers will be able to pick out special features that could include a ``granny'' unit or library.

The houses will range in size from 2,800 to 3,500 square feet, Smith said.

Werbel plans to market the homes to people who work in the movie industry, as well as others who work at Santa Clarita-area companies.

``On Metrolink, it's only 25 to 30 minutes to get to Glendale,'' Smith said. ``His base is people who want the same kind of home they could get in Valencia, except on two-acre lots in an equestrian area for the same price.''
