Dunkin Donuts, Baskin Robbins to move to Kips Bay. (Retail: New York).

Allied Domecq QSR has inked a deal for a new store at 601 Second Avenue, at 33rd Street, in the burgeoning neighborhood of Manhattan's Kips Bay.

Insignia/ESG's Retail Group arranged both sides of the 1,200-SF transaction. Joshua Gettler and Eric Gelber acted on behalf of the landlord, Bull Frog Realty, LLC, while Jennifer Schlesinger and Allison Winters acted for the tenant. Allied Domecq QSR is comprised of Dunkin' Donuts, Baskin-Robbins and Togo's, although this new location will not include the Togo's concept. The 20-year deal is estimated to be worth an aggregate of $2.7 million.

"This is an ideal site for Dunkin' Donuts and Baskin-Robbins, which will benefit from being situated across the street from the new Loew's Kips Bay Theatre, and within one of the City's most densely populated residential areas," said Gelber.

"Our client's mandate was to locate in a site that offered seven day a week foot traffic with good pedestrian visibility," said Schlesinger. "601 Second Ave. meets both criteria."

According to Dan McVeigh of Allied Domecq QSR, "We are thrilled to secure a foothold in Kips Bay. The neighborhood is rapidly transforming with the arrival of new residential buildings, and largely because of the Loew's Cineplex, Kips Bay regularly attracts residents from 34th Street and as far south as 23"' Street." A move-in date of summer 2003 is anticipated.

Dunkin' Donuts is the largest coffee and baked goods chain in the world, selling 4.4 million donuts and 1.8 million cups of coffee daily. There are over 5,000 distribution points worldwide, approximately 3,600 of which are in the US. Key international markets include Asia-Pacific, Latin America, Canada, and the Middle East. Baskin-Robbins is the world's largest ice cream franchise, with 4,600 outlets in over 50 countries. Togo's is the company's fast growing chain of sandwich bars, with over 300 stores in the U.S. serving approximately 164,000 Togo's sandwiches every day.
