Duke's Chicago Office Group Fast-Tracks Lease.

CHICAGO -- Burns & McDonnell to Locate to Downers Grove from Oak Brook; Four Days, Start to Finish; Duke's Occupancy in Eastern East-West Submarket Surpasses 89%

The newest addition to Duke's roster of tenants in the suburban Chicago submarket is Burns & McDonnell, a 105-year-old engineering firm that will relocate from Oak Brook to Duke's Executive Tower West office complex in nearby Downers Grove.

Duke Construction, the construction arm of Duke Realty, will complete extensive improvements to the 25,715 square feet of Class-A space being leased by Burns & McDonnell. The organization will occupy the space as of April 2005.

The top-performing, ready to respond Duke Construction team, which is known for its high-quality, time-efficient skills in building and space preparations, was prepared for the speed in which Duke's leasing team closed the Burns & McDonnell deal - the entire long-term lease was negotiated and signed in four days. Rebecca Klein from Commercial Realty Advisors represented Burns & McDonnell in the lease deal with Duke. Scott Marshall, Senior Leasing Representative, represented Duke Realty in the 7-year lease.

At the end of 2004, overall vacancy in the Eastern East-West Corridor submarket was 17.4%. Duke, however, achieved much higher success with its portfolio in the submarket - in 2004, where Duke's occupancy in the Corridor rose from approximately 84 percent to over 89 percent.

Other recent deals for Duke in the Eastern East-West Corridor include Follett Education's 78,000 square foot, 10-year lease at Oakmont Tech Center in Westmont. In this transaction, Follett Education was represented by Sven Sykes of Grubb and Ellis. Duke's interest was represented by Peter Adamo and Bill Elwood of CB Richard Ellis and Ryan O'Leary of Duke.

Further, the Company has experienced a flurry of recent activity at Meridian Business Campus in Aurora. This includes construction that is under way on a 44,120-square-foot, build-to-suit sales office facility for Clear Channel Entertainment - Motor Sports Group, and a 200,200-square-foot warehouse and light manufacturing facility being built for Victory Packaging.

Also at Meridian, Duke recently completed a 33,150-square-foot lease renewal and 11,900-square-foot expansion by DemandOne, and a lease renewal for 34,000 square feet of space with VELUX-America Inc.

Duke's other fourth quarter 2004 activity at Meridian included the renewal of Crown Cork & Seal. They signed a 10-year lease renewal for 100% of the 104,928-square-foot building at Meridian.
