As real estate development continues to heat up in Manhattan, more investors are focusing on opportunities to acquire transferable development rights and other methods of increasing the size of new or existing buildings, and they're turning to teams of experts to navigate the complexities, according to according to

Such opportunities include the acquisition of transferable development rights by zoning lot merger or special permit, and zoning bonuses. All effectively grant developers the opportunity to create larger buildings on lots that have reached their full zoning capacity. The most well known form of transferable rights, known as air rights, basically constitute unexercised development rights on existing properties or lots. Developers who own adjacent or abutting properties to the site with unused rights, can actively seek to purchase those rights and transfer them to their property.

"You can achieve phenomenal results by actively acquiring development rights," said Mr. Davis. "It's crucial that investors understand all of the various mechanisms and how they work in order to maximize development potential. And just because they are available, doesn't mean you'll get them."

Appraisers are frequently appointed in probate and condemnation proceedings and are also used by banks and real estate concerns to determine the market

"It becomes very important, fast, to have the right team looking out for your interests, especially if it's your one opportunity."
