Developer tunes into growing market by thinking small.

In tune with the escalating controversy over massively scaled residential developments in Brooklyn, Aguayo & Huebener Development is marketing a range of new residential condominium projects that include several smaller buildings, as well as conversions of existing buildings.

Among the smaller condominium projects scheduled for completion in 2006 are 485-487 18th Street, a nine-unit traditionally designed condominium in the Windsor Terrace/ Park Slope area featuring two- and three bedroom apartments.

In addition, there will be two duplex units and a penthouse, each with two bedrooms and two-and-a-half baths. The masonry-clad condominium will also be distinguished by high-end finishes in each unit;

267-275 First Street is a state-of-the-art property being developed by Pyramid Properties in the desirable 321 School District in Park Slope. The nine-unit condominium will have four triplex townhouse units and five penthouse-style apartments. With interiors created by award-winning designer Funda Durukan, the units will include such distinct details as gourmet kitchens and wood-burning fireplaces. In addition, there will be on-site private parking for residents.

655 Washington Avenue is a 10-unit ultra-lux property in Prospect Heights with double-height ceilings and top-of-the-line finishes.

Also underway are 38 7th Avenue, a conversion of a brownstone in Park Slope into four family sized condominium units; 961 Bergen Street, an ultra-modern 10-unit all-glass condominium in Prospect Heights with interiors by Funda Durukan; and 352 21st Street, a 10-unit traditional style brick condominium in coveted Park Slope.

In addition to the condominium properties slated for completion in 2006, Aguayo & Huebener is currently working on The Liberty, a nine-unit condominium at 207 22nd Street in South Park Slope, developed by master builders John DeSilvia and John Palanca.
