 firm Steven Kratchman Architect, P.C., immediately identified this checklist of new "demand trends" that currently, most frequently, affect apartment and house purchase or renovation decisions:

1. More than 2 bedrooms is a common demand or request.

2. Top of the line, high-status, brand name kitchen appliances.

3. An extra room, whether it's for guests, family, recreation, work or simply status.

4. A home office, when possible, for both practical and status reasons.

5. Combining apartments is a request from many who prefer to "stay put" rather than move, if they can purchase and then combine with a nearby apartment.

6. An open kitchen in the "great room" expansive style or concept.

7. Kitchen cabinets finished as elements of furniture with darker or natural woods, not traditional all-white cabinets, because cabinets are open to the living room.

8. More lighting everywhere. More lighting fixtures with precise area-lighting controls and with careful, multiple placements of fixtures that are often recessed re·cess

"In our daily discussions with developers, real estate professionals and individual home and apartment owners, many of these architecture and design trends are the ones most often demanded, which is why we refer to them as 'demand trends,'" Kratchman said.
