DUMBO gets 11 new tenants.

The contemporary, affordable prebuilt office spaces in the growing business district of DUMBO (Down Under the Manhattan Bridge Overpass) have attracted 11 new tenants to the Brooklyn waterfront neighborhood, with leases totaling 23,000 SF of space. The Brooklyn Historical Society (BHS), Paychex, a leading national provider of payroll and human resource services, Scojo Vision, a designer of handcrafted eyewear, Securitas, the multi-national security services provider, and Pettistudio, a high-end design consulting firm, are just a few of the firms who have found a new home in DUMBO.

David Walentas, president of Two Trees Management Company, owner of DUMBO, and Barry Gosin, vice chairman and CEO of Newmark & Company Real Estate, Inc., the exclusive leasing agent for DUMBO, made this announcement.

"We're excited to have such a diverse group of companies coming to DUMBO," said Walentas. "This neighborhood has so much to offer tenants and the affordable, contemporary and convenient pre-built spaces make it possible for firms of all sizes to take advantage of the great buildings and unique atmosphere of DUMBO."

The pre-built office spaces that are drawing tenants to this thriving community are located in DUMBO's two prime, loft-style office properties, 45 Main St. and 55 Washington St. The two buildings have recently undergone a combined $5 million capital improvement program to upgrade every building system, finish and amenity. The pre-built spaces feature fully finished offices, complete with new windows, new tenant-controlled air-conditioning units, carpeting, interior data and electric wiring and immediate access to four different telecom and broadband providers. Many pre-built spaces also feature spectacular views of the Brooklyn Bridge, the East River and Lower Manhattan.

John Brierty, a director at Newmark and head of the DUMBO leasing team, noted that over 40 separate leases of prebuilt offices have been signed in the past twelve months, filling the entire of the 4th and 6th floors at 45 Main St. and the 5th floor at 55 Washington St., a total of 75,000 SF. This led Two Trees to construct an additional twelve pre-built offices, a total of 25,000 SF, on the 7th floor of 45 Main St. to accommodate the growing demand.

Brierty also pointed out that several of the DUMBO pre-built tenants came to DUMBO through the Broadband Brooklyn program, a joint venture between the Brooklyn Chamber of Commerce and the New York City Economic Development Corporation designed to draw high-tech tenants to Brooklyn.
