DEVELOPERS OUTLINE PLANS FOR MAJOR VALLEY PROJECTS.

Reflecting a west San Fernando Valley San Fernando Valley

Valley, southern California, U.S. Northwest of central Los Angeles, the valley is bounded by the San Gabriel, Santa Susana, and Santa Monica mountains and the Simi Hills.

. The developer of the proposed Dayton Canyon Estates said he is trying to address the residents' concerns, although he expected community concern.

``There has been some resistance from the community, but that's normal with a project this size. Most of the community meetings have been positive,'' said Bill Ratazzi, a developer with SunCal Companies. ``The city has done a pretty good job of pushing the project through.''

The Dayton Canyon Estates project, which would be built at the west end of Roscoe Boulevard, was proposed in July 1998 and has not yet come before the Planning Commission Noun 1. planning commission - a commission delegated to propose plans for future activities and developments

 for approval. The second project at the West Park Hospital site, at Roscoe Boulevard and Farralone Avenue, is in the early stage with community hearings being held.

A public hearing is scheduled for 8:30 a.m. today on the proposed development of 60 homes at the former West Park Hospital site. ``The world is not going to stand still because someone complains,'' he said. ``The land belongs to someone, and they have every right to develop it. If this guy wants to complain, he should buy the land.''

Development officials could not be reached for comment on the West Park Hospital proposal.

Resident Patricia Schnetlage, who has lived across the street from the former hospital for 25 years, said she opposes the development because it would create too much traffic.

``It would be like living on the freeway,'' Schnetlage said. ``The idea of there being 120 more cars on the road is scary. Where are they all going to park?''

In the other proposal, Ratazzi said Dayton Canyon Estates would be built on 105 acres of a 359-acre parcel owned by SunCal Companies. The West Hills project would cost $15 million, including grading and infrastructure and streets, and it would require a short extension of Roscoe Boulevard, Ratazzi said. Homes would be built on 11,000-square-foot lots on a series of about two dozen short cul-de-sacs.

The homes would be priced between $500,000 and $600,000, he said.

To deal with utility and zoning issues, the developer would have to get about 70 acres annexed to the city, said Greg Smith Greg Smith may refer to:

Along with the homes, SunCal plans equestrian trails and a wildlife corridor. Ratazzi said the land has been illegally treated as a dumping area by people getting rid of couches and refrigerators.

``There's a lot of junk there now. Sometimes people hear gunshots,'' Ratazzi said.

City planning associate Jose Carlos Romero said those moving into the Dayton Canyon Estates likely would bring in about 300 automobiles and possibly as many children.

``There will be some environmental impact, and we're waiting to hear the community's response to that,'' Romero said.
