 Newmark's Howard Kesseler, who represented both EastWest and the owner of 393 and 401 Fifth Avenue, Joe Chetrit, in the lease negotiation.

"EastWest, a tenant at 401 Fifth Avenue for seven years, desired to stay at its current location but realized that in order to meet its current space requirements, it would need to canvas the market," said Kesseler, who was able to bring the tenant and ownership together to discuss possible options.

The result was an agreement to have EastWest maintain its obligation at the 401 address and expand next door at 393 Fifth Avenue.

Ownership has agreed to break through the respective walls of both buildings to connect the space.

With the new lease, EastWest will occupy 19,000 square feet with the ability to expand to 25,000 square feet, which Kesseler said is anticipated in the next two years.
