 corner at One Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.). In the 1940s and 50s, some of the major U.S.  that is expected to be snapped up by a high-end market or restaurant.

"With all of the new [residential conversions] in the neighborhood, we really think the space is going to go to a Dean & DeLuca, Wholefoods-type tenant," said Jeffrey D. Roseman, executive vice president of Newmark Retail, who is marketing the space on behalf of the landlord, SL Green Realty Corp.

"There has been a tremendous shift in the retail market in Midtown South. With all of the new residential properties emerging, in addition to the combination of office buildings and hotels in the immediate area, this has become a very sought after neighborhood for retailers and restaurateurs."

The site, which is located on 23rd Street between Madison Avenue and Park Avenue South, offers approximately 8,800 s/f of ground floor space, with 100 feet of frontage on 23rd Street, lending itself to a division as well.

Newmark Retail took over the marketing of the space following the sale of the building by MetLife to SL Green earlier this year. SL Green is converting the upper tower to luxury residential with the remainder of the building remaining as office space.
