Lane County will offer at a Sept. 11 auction 15 parcels of property that it gained through foreclosure foreclosure

Legal proceeding by which a borrower's rights to a mortgaged property may be extinguished if the borrower fails to live up to the obligations agreed to in the loan contract.

The parcels may be subject to private or government claims or liens, and it's sometimes unclear what the properties can be used for.

Buyers should research a parcel - both its history and its land use restrictions - before bidding, the county warns.

Typically, only bottom-of-the-barrel properties end up in county ownership - parcels in which owners, investors, speculators and lenders have no interest.

Still, like any auction, this one sometimes turns up gems.

The county sells the properties using "quitclaim deeds An instrument of conveyance of real property that passes any title, claim, or interest that the grantor has in the premises but does not make any representations as to the validity of such title. ," which means that the county is relinquishing re·lin·quish

Among the parcels:

A 0.73-acre lot zoned for farm use near Junction City Junction City, city (1990 pop. 20,604), seat of Geary co., NE Kans., at the confluence of the Republican and Smoky Hill rivers; inc. 1859. The rail, trade, and processing center of an agricultural and dairy area, it grew as the supply point for nearby Fort Riley, . The minimum bid is $1,500 for a lot with an assessed valued of $11,000.

A 0.25-acre lot zoned rural-residential near Swisshome. The minimum bid is $500 for a lot assessed at $538.

A two-acre parcel zoned rural-residential near Florence. The minimum bid is $15,000 for a parcel assessed at $32,000.

The priciest land on the list is a 1.3-acre parcel south of the 5200 block of West Amazon Drive, zoned for housing but lacking any developed access. It's assessed value is $54,000 and the minimum bid is $130,000.

On the other end of the spectrum, the county wants a minimum bid of $300 for a 0.1-acre parcel of rural-residential land in Mapleton. The lot is assessed at $500.

For parcels $15,000 and over, the county requires a down payment of 25 percent and will offer financing.

For parcels under $15,000, the county requires cash, with 25 percent due at time of sale and the remainder at closing, two to four weeks after sale.
