 Report and the numbers show that the Harlem residential renaissance is continuing, with prices for townhouses at an all-time premium. Manhattanites are seeking out new neighborhoods in an effort to beat skyrocketing real estate prices, and Harlem is getting more interest than ever from prospective buyers. The highlights of Corcoran's third quarter 2000 Harlem Townhouse Report are as follows: The average sale price of a townhouse in Harlem is $391,000, up 29% from 1999. The total number of townhouse sales was 117, up a staggering 76% from 1999.

The most expensive townhouses are being sold on Hamilton Hamilton, city, Bermuda
Hamilton, city (1990 est. pop. 3,100), capital of Bermuda, on Bermuda Island. It is a port at the head of Great Sound, a huge lagoon and deepwater harbor protected by coral reefs.
 Terrace, where the average price is $750,000. Convent convent: see monasticism.  Ave. runs a close second in price, with an average of $504,000, up 50% from last year. Hamilton Heights continues to be one of the hottest and best-known Harlem neighborhoods, with an average price of $405,000, up 18% from 1999. Strivers Row and Mt. Morris Park recorded strong gains, with average sale prices of $397,000 and $366,000. This was an 8% gain for Strivers Row and a 28% gain for Mt. Morris Park since last year.

The Harlem report shows that townhouse lot sizes ranged from 16x75 to 25x100 and building sizes ranged from 16x30 to 25x55.

"Harlem is the last great frontier of Manhattan real estate", said Barbara Corcoran, chairman and founder of The Corcoran Group.
