The Carl Fischer Building at 62 Cooper Square along with two adjacent 19th row houses have been recently converted into 26 high-end loft condominium units.

The main building has housed Carl Fischer's world-renowned music publishing company since it was built in 1922 (the row houses date from 1860). One of the projects main attractions is its location. At the confluence of Cooper Square and Astor Place, it overlooks the treetops of Peter Stuyvesant Park in the center of the village.

Thirty-year-old Alexander Roy, president of a Manhattan based company, Europe By Car, is a typical buyer for these extraordinary spaces. "Ever since my student days at NYU, I have longed to live in this great building. When it was converted to residential living giving me the opportunity to custom design a home, I didn't hesitate to make a decision to buy," said Roy.

This project offers incredible amenities including a 24-hour doorman/concierge, high technology communications infrastructure, great light and views plus common roof space with panoramic city views.

"There is truly no other space like this anywhere in Manhattan," said Roy. I am able to renovate my space over time and literally build it to suit my needs. The building is virtually soundproof and has magnificent light and views, two elements almost impossible to find anywhere in loft spaces.

The architect for Roy's space is Andrew Reyniak of B & R Projects. The unique design will accommodate Roy's love of music and cinema. The design of the space incorporates an enormous projection screen. In addition, the space is designed to be flexible and accommodate entertaining both large and small dinner parties. A wall meanders through the space to selectively divide areas.

Construction is slated to begin in early February. However Roy has been able to move into the space with basic kitchen and bath in place, which will be expanded in the new construction.

"The buyers response to the building has been exceptional with several contracts executed post Sept. 11.
