Cooper Square Realty starts $10mM improvement project.

The project management division of Cooper Square Realty has begun a major $10 million property enhancement program at Village View, a community of seven cooperative buildings between East Third and East Fifth Streets, extending from First Avenue to Avenue A in Manhattan's East Village.

Cooper Square Realty has already completed the first phase of its improvement program, installation of a state-of-the-art heating plant to service the entire complex. According to John Foley, project manager for the 1,200-unit community, "The new system, which was completed without disruption of critical heating services to residents during the winter, will save co-op owners approximately $250,000 per year on heating costs--a major achievement, especially with oil prices rising so dramatically."

Other major improvements planned for the buildings at Village View include the renovation of lobbies, installation of new windows and terrace doors, and repairs to existing balconies. Light fixtures will also be updated to be more energy efficient.

Cooper Square Realty is working in conjunction with NYSERDA and The Department of Housing Preservation and Development to coordinate all capital improvements at Village View. Renovations are expected to be completed by the end of 2005.
