The Hamptons residential real estate market made a strong comeback Comeback

 been a year of steady growth, with million dollar and up sales driving the marketplace," asserted Cook vice president Judi Desiderio, who noted that sales in $1 million to $1.99 million category rose by a dramatic 69.6% -- from 148 purchases in 2001 to 251 last year. All other categories above half-a-million dollars also increased from 31% to 37%, with $3 million and up sales rising by 31.4%.

"It's not surprising that the only decrease in sales last year occurred in the $500,000 and under category," added Desiderio. "With Hampton home prices continuing to steadily appreciate, that shrinking market (homes priced below $500,000) has only one direction to go."

The Cook Pony Farm Report monitors and analyzes home sales activity and price trends in Amagansett, Bridgehampton, the East Hampton East Hampton or its variants is the name of several places in the United States:

* Average sales prices were up in nine of the eleven Hamptons markets, with the largest appreciation occurring in Montauk ($551,600-up 43.7%) and Westhampton ($767,800-up 42.7%).

* Despite a slight 7% dip in its average sales price, East Hampton Village still took honors in this category, with an average sales price of $2.4 million!

* Bridgehampton, which includes Water Mill and Sagaponack, had the biggest increase in sales transactions (209 compared to 152-up 37.5%). The East Hampton Area was second with a 21.8% rise.

* The highest priced sale of the year was $21.75 million for a home in Water Mill South. There were five other sales of $10 million and up -- two in East Hampton Village, two in Southampton Village, and one in Southampton.
