Construction slated to begin on new Grand Beekman condos.

Construction will begin this spring on the first new major residential development within the Beekman Place enclave in more than 25 years. Rising 32 stories, Grand Beekman, at 400 E. 51st St., will boast breathtaking views of the city skyline and East River and capture the grace and grandeur of the exclusive Beekman Place neighborhood.

A vision of developer Izak Senbahar and New York's preeminent luxury high-rise residential architect Costas Kondylis, Grand Beekman will feature 89 condominium residences. They will range from one- and four-bedrooms to half- floor residences and three full-floor penthouses, complete with fireplaces and sprawling terraces. Floors nine through 23 will have three condominiums per floor. Floors 24 through 29 will have just two condominiums per floor.

Blending classic design with international detail, floor to ceiling French windows and Juliette balconies will adorn its limestone and cast stone facade. Wrought iron gates, with crystalline glass, will lead to a richly appointed vestibule and lobby, showcasing Bulgarian white limestone floors and black granite borders. Honed yellow limestone walls, accented by rich maple panels, will provide an elegant backdrop for etched bronze elevator doors.

Grand Beekman residences, ranging from 806 to 3,688 SF, will feature nine and 10-foot ceilings and graciously proportioned rooms. Hand-laid herringbone patterned mahogany flooring, with ebony borders, will extend throughout the residences, including the spacious eat-in-kitchens. These will have German Dura marble countertops and professional-grade Viking appliances. Custom limestone bathrooms will be detailed with polished chrome fittings.

A conservatory with an atrium ceiling and a garden reminiscent of classic European design, with lush greenery and fountains, will offer residents a private retreat. A duplex Fitness Center will overlook the building's informal garden. Additional amenities will include a children's playroom, outdoor gardens, a 24-hour doorman, concierge, resident manager. and a complete staff of porters and handymen.

The condominium residences will range in price from $575,000 to $4,750,000. Occupancy is scheduled for October 2002.
