The seminar featured guest speakers from the Westchester Land Trust, who encouraged realtors to make their customers and clients aware of the benefits of "Conservation Easements EASEMENTS, estates. An easement is defined to be a liberty privilege or advantage, which one man may have in the lands of another, without profit; it may arise by deed or prescription. A conservation easement easement, in law, the right to use the land of another for a specified purpose, as distinguished from the right to possess that land. If the easement benefits the holder personally and is not associated with any land he owns, it is an easement in gross (e.g. is an agreement by which a property owner can protect environmentally significant lands, without giving up ownership or control of the property. In essence, these easements are a promise not to develop some portion of a given property and, as charitable donations, can achieve significant tax-deductions for landowners.
