 Office Realty, the owner, manager and leasing agent for 12 Water Street, White Plains, has completed a significant long term lease with Con Edison Company of New York New York, state, United States

The tenant, which has been significantly upgrading and modernizing its neighboring electric distribution substation, committed to lease all 45,000 s/f of the four story building. The substation provides electric service to approximately 23,000 commercial and residential consumers within the White Plains area.

Con Edison, which is headquartered in lower Manhattan Lower Manhattan is the southernmost part of the island of Manhattan, the main island and center of business and government of the City of New York. Lower Manhattan is generally defined as the area delineated on the north by Chambers Street, on the west by the Hudson River (North , intends to occupy 12 Water Street as an expansion and overflow of its Westchester operations, which are based in Rye. 12 Water Street was originally developed by Westchester office building pioneer, Lowell Schulman in 1984. IBM's product lines include the S/390 mainframes (zSeries), AS/400 midrange business systems (iSeries), RS/6000 workstations and servers (pSeries), Intel-based servers (xSeries)  occupied the entire building.

GHP Office Realty, a White Plains, based owner and operator of office buildings, purchased the property in 2002. GHP Principal, Andrew Greenspan commented, "We have been committed to downtown White Plains. Even before the recent development wave, we anticipated a demand for office space centrally located in the county's transportation hub Transportation hub is a location where traffic is exchanged across several modes of transport. These modes may include any of railway, tramway, rapid transit, bus, automobile, truck, airplane, spacecraft, ship, ferry, pedestrian or any other kind of transportation. . Con Edison's commitment to Central Business District demonstrates these facts."

GHP Office Realty represented itself in the negotiation, as did Con Edison. GHP Office Realty was legally represented by Robert Klausner of Thacher Proffitt and Wood. The building is owned and operated by GHP Office Realty, the office building division of Houlihan-Parnes/iCap Realty Advisors, LLC (Logical Link Control) See "LANs" under data link protocol.
