CompuTrak: continually updating Manhattan sales.


CompuTrak Sales Report, a continually updated listing of the sale of Manhattan condominiums, this year continues to be the premier source for residential real estate professionals tracking transactions in the market; it is published by Yale Robbins, Inc.

The service lists over 35,000 entries, cataloguing every open market Manhattan condominium sale for the past 10 years.

A database derivative of the monthly Condo Sales Report, the CompuTrak Sales Report includes sales price, square footage, number of rooms, and price per square foot. It can be customized for a specific report and generally, can be delivered in less than 24 hours. Reports are provided on a building-by-building basis.

It is especially helpful in targeting average sales price per square foot, or examining sales above a certain dollar amount or per-square-foot threshold, again for individual buildings. A building summary is also included.

The Condo Sales Report summarizes monthly hundreds of transactions, providing selling prices and dates. Recent activity can be immediately reviewed by seeing how many buildings were selling at the same, above, or below previous months' prices. The sales are also reported by apartment type and bedroom type. In each edition of the report, professionals can track the market at a glance by reviewing its easy-to-read charts and graphs. It also rates sales in relation to high and low and average prices within each building, placing the sale in its proper perspective.

The report is especially important for industry users because they can review floor plans of recent transactions. These are listed with easy-to-reference address headings, and locations are displayed first by name, alphabetically, and then in ascending numbered street order, East, then West.

The Co-Op/Condo Directories are annual publications in four editions and they supply up-to-date information on the managing agents and board presidents (with phone numbers and addresses) for approximately 3,300 buildings in Brooklyn, Queens, Manhattan, and the Bronx. They also include the year built, the height, lot and block numbers and the number of units for each property, including the superintendent (phone) and sponsor. The buildings are cross referenced by name, street and management company. The extensive research and attention to specific building details make these directories a comprehensive resource for all professionals in the residential real estate market.

Targeted and Tailored Residential Mailing Lists: Information and data used in the Yale Robbins directories and guides are available on disk or pre-printed pressure sensitive labels to support mail-merge and direct mail programs. The lists include contacts for managers of the building, co-op board presidents and superintendents.

Residential Construction: A Market Survey (Manhattan and Metro Area): This is the only comprehensive source for high-rise apartment prices and rental values for both new construction and renovations. The survey includes the five boroughs of New York City, Westchester County, Long Island and nearby Now Jersey.

Large Scale Zoning Map of Manhattan: Updated and revised, this easy-to-read map provides an overview of the entire borough. Special districts, including mixed-use districts, are color coded to eliminate confusion.

Commercial

Office Buildings: These unique photo-highlighted directories in nine volumes cover over a billion square feet in 5,000 buildings in 42 counties and eight states. The books include coverage of all sectors of Manhattan (Midtown, Midtown South, Downtown) as well as an overall Manhattan Review. There are also directories for Northern and Central New Jersey, Westchester/Connecticut/Hudson Valley, Philadelphia/Southern New Jersey/Delaware, Washington D.C. Northern Virginia/Maryland and most recently Pittsburgh.

A Boston Office Buildings is slated to be published shortly. All are updated and published annually. They include vital information, including exact addresses, rentable floor areas, major tenants, rental and managing agents, ownership and building services. They also include oversized color photos of many properties. Each Office Buildings incorporates a full set of county maps for each geographic area. There are resource directories (Gold Pages) and broker directories (Blue Pages). As individual books and as a full set they are a powerful presentation of each and all markets, an essential personal reference for anyone in the commercial real estate industry and its attendant businesses. They also lend themselves to corporate gift giving.

OBII-Directories on Disk: A computer-software companion to the nine-volume Office Buildings contains the entire Office Buildings Database on a region by region basis. The program allows for searching, sorting and printing information in a variety of formats. The newly revised program includes managing and rental agents along with individual contacts and phone numbers at each firm. The software supports mail-merge and label creating functions. It comes complete with an annual update.

Large Scale Suburban OMce Buildings Maps: These oversize (24 112[inches] x 36[inches]) maps compliment each of the suburban Office Building directories. They locate the suburban office properties in relation to major highways and thoroughfares and cross-reference them by building name, address and map number.
