Westminster Management, the property management affiliate of Kushner Companies, launched an extensive renovation at its 48-unit apartment building at 181 South Street in Morristown, N.J.

Constructed in 1920, the building is situated in the heart of Morristown's historic district on the corner of South and James Streets, within one mile of Inter state 287. Footes Pond and Ford Avenue municipal parks are in walking distance. Downtown Morristown's noted restaurants, cultural attractions and retail shopping are just minutes away. All of the one-, two- and three-bedroom apartments currently are leased.

The company is repainting the lobby entryway and other common interior spaces, including the hallways and elevator. Additionally, new lighting has been installed; the marble floors and walls have been buffed; a new intercom system has been installed; and the entry doors will be replaced with heavy steel adorned with diamond-cut, beveled glass.

New life will begin for the old Lovejoy School on 12th Street NE, Lincoln Park, Washington, D.C., this summer when Winter Properties Inc., Atlanta, Ga., launches a revitalization program, transforming the abandoned building into high-end residential loft condominiums.

To be called The Lovejoy Lofts, the $13 million project will feature 54 one- and two-bedroom residences, ranging in size from 870 to 1,360 square feet. Pre-construction prices are starting in the mid-S200,000 range.

Winter's plans call for total revitalization of the former elementary school and construction of an addition to be built in a style similar to the older structures. The Lovejoy School is among Washington's limited supply of older buildings that can be converted into true lofts. Built in stages, the various sections date from 1900, the 1910s and 1920s.

Demonstrating its intent to be a good neighbor, Winter Properties has offered a $20,000 challenge grant to the property's neighbors to assist in converting a small tract of federally owned land adjacent the school into a neighborhood park.

Amenities at Lovejoy Lofts include:

Closed in the 1980s by the Washington D.C. School District, the old school had served as home of Washington's Children's Museum, school offices and ultimately as a storage facility. Winter, which purchased the buildings from the school district, has domed the interiors and has built one model condominium to serve as the sales center.

The 238-unit Hunter's Ridge Apartments, Winter Park, Fla., sold for $11,150,000. This apartment community was built in 1985. The average size for Hunter's Ridge is 825 square feet per unit. The sales price equates to $56.80 per square foot. The average rent was $667 per unit. The unit mix comprises 88 one-bedroom, one-bath units; 72 two-bedroom, one-bath units; and 78 two-bedroom, two-bath units.

Hunter's Ridge is five miles from the University of Central Florida. The community offers many amenities, including a large clubhouse; fitness center; pool; spa; playground and tennis courts. The apartments also include enclosed private balconies, fireplaces, ceiling fans and washer/dryer hookups.

New Jersey Governor James McGreevey joined state, county and local luminaries recently at groundbreaking ceremonies for Pier Village, Long Beach, N.J., a $95 million, mixed-use oceanfront community that will rise on the site of an old amusement park in the Monmouth County City of Long Branch.

Applied Development, Hoboken, N.J., was tapped by Long Branch last year to redevelop a 16-acre tract between Melrose Terrace and Laird Street that formerly housed Kids World, a once-popular amusement facility that deteriorated and was razed last year. The development company soon will begin construction of 420 upscale residences and 100,000 square feet of shops and restaurants on the site, in addition to a newly restored boardwalk and new public park.

Leasing of Pier Village's commercial component--a unique variety of year-round shops, restaurants, entertainment and service providers--is scheduled to commence summer 2002. A priority waitlist is being compiled for the residential units. Initial occupancy is expected December 2003.

Pier Village received both financial and regulatory support from the state, due in large part to the development's location and design, which furthers the intent of the State Han, noted Applied President David Barry.

Applied's role in the ambitious plan for coastal Long Branch to revitalize much of its Atlantic Ocean shoreline extends beyond Pier Village. The developer will break ground by the end of this year on an additional 350 luxury residences on 25 acres in the district's Beachfront North section.

The company also is currently building and marketing with D.R. Mon Group for 38 new for-sale homes for moderate-income families, and will shortly break ground on an additional 48 moderate-income homes all located on scattered sites in a neighborhood designated for assistance by the Urban Coordinating Council and within Long Branch's Urban Enterprise Zone.
